GreenMaps Properties is a private limited company based in Pune, led by Sunil Patil.
Land is local work. It depends on knowing the villages, reading the revenue records properly, and being someone the families who own the land are willing to deal with. That relationship is not something a company can buy in; it is built over years in the same few talukas. It is the part of this business we have spent our time on, and it is why our projects come together at all.
How we work.
We buy directly from the landowner.
No aggregator sits between us and the family that owns the field. It is slower, and it is the reason our titles are clean and our costs are what they are.
Every parcel is tied to its survey number first.
Before any plan is drawn we know exactly which gat numbers we hold, how much of each, and what is not ours. Where part of a holding cannot be acquired, we say so rather than shade the map.
We plan with our own tools.
Layouts, plot boundaries and area calculations are worked out in software we built for ourselves, so a plan can be checked, changed and re-issued in an afternoon instead of a fortnight.
We are clear about what is not yet settled.
Land carries genuine uncertainty — approvals in progress, acquisition not fully closed, values based on nearby transactions. We would rather state that at the start than have you find it later.
